eSELLING IS A SIMPLE PROCESS
1. Identify If eSeller Services Is Right For You
E Real Estate Corp. has made listing your property online and receiving professional real estate services a reality. We offer traditional real estate services; however, we have created the E Seller Services program for sellers to receive tremendous savings while utilizing our online services. We welcome a telephonic or in person interview. If our eSeller Services program is right for you, we are ready to proceed to Step 2.
2. Identify The Price and Terms For Listing Your Property
When you have determined your desired price, you will select a listing date for your listing to start. You will also provide a projection of when you would like to close escrow. Through our eSeller program, we will receive a 2% listing commission. The buyer’s agent commission will be decided by the property owner, they will have options to pay the buyer’s agent a 1.5, 2, 2.5, or 3% commission.
3. Professional Photography - Executive Marketing
Each property has its own individual significant highlights, this starts with professional photography. Other marketing tools are 3 Dimensional Virtual Tour, Virtual Tours, Professional Property Website, Floor Plan Blueprints, Virtual Home Staging and Aerial Drone Footage. eReal Estate Corporation and the property owner will work together to coordinate marketing plans featuring their most significant highlights.
4. Implement Your Engineered Custom Marketing Strategy
Your executive engineered marketing plan is designed to deliver the highest and best results for your property value. Your marketing tools will be implemented throughout all internet online portals. Your marketing materials will be professionally submitted to the Multiple Listing Service, CoStar, Loopnet, Zillow, Redfin, Trulia, Google, Linkedin, Youtube and other national and international presence.
5. Create and Complete All Real Property Disclosures
Complete and coordinate California real estate disclosures. Most real estate transactions require the following: Preliminary Title, Property Transfer Disclosure, Seller Property Questionnaire, Statewide Buyer and Seller Advisory, Smoke Detector, Water Heater, Lead-Based Paint, Agent Visual Inspection, Market Condition Advisory, Natural Hazard, Environmental, Termite and City Reports and others.
6. Coordinate All Property Showings and Inspections
eReal Estate Corp. will work diligently on receiving the highest and best price for your property. Your property will only be shown for qualified buyers. For a buyer to schedule a showing they must provide 2 of the following: a letter of intent to purchase, verification of funds, pre-approval letter, confirmation they have visited the property location and/or has seen all virtual tours and website created for the property.
7. Negotiate Offers, Open Escrow and Confirm Deposit
eReal Estate Corp. always anticipates receiving offers on their listed properties. We suggest to all of our sellers and buyers that they respond to all qualified offers within 48 hours or sooner. When the buyer and seller have agreed on a final price within the next business day eReal Estate Corp. will coordinate the opening of escrow, title report and confirmation of deposit. We will confirm time frames in contract are met.
8. Coordinate Final Documentation, Close Transaction
During the real estate transaction, there will be over 100 documents throughout the transction. eReal Estate Corp. will confirm that all documents have been initialed and signed correctly. Further, we will assist in making sure that all disclosures have been made so the transaction ends with all parties being extremely satisfied. We will coordinate electronic copies of all final documents to our clients and make sure keys are delivered in a timely manner.
